build-out project

Planning a Build Out project? Here’s what you need to take into account

The plans for your dream business are finally materializing in front of you, and of course, construction is one of the most important steps in a long checklist of things to get done.

Among the different construction models, one of the most common is the ‘build-out’. A build-out represents a construction project in which improvements are made to an existing commercial space such as a mall, shopping center or pad site. A build-out is completed within an empty ‘shell space’ or may require demolition if there are existing improvements that were made by a prior tenant. Depending on the build-out, an architect may be needed for design.

It all starts with a vision

Every company starts with a concept developed by your design team, in which you’ll define the needs and priorities of your establishment in order to carry out your vision.

As soon as you select a place and finalize the necessary permissions, architects, engineers and other consultants will work to bring your vision to life, brick by brick. Budgeting, scheduling and providing test fits are preliminary steps in this process, which will allow you to visualize the scope of construction that will be required for your project.

Everything must be planned to a T: color, style, finishes and more need to be neatly selected in this part of the process in order to include the costs of these in the budget and submit the final plans to the city for permitting and select the most cost-saving and reliable vendors.

Now let’s get things done

During the build-out process, there must be a clear understanding with the landlord or property management as they may have specific requirements or restrictions on what type of construction activities are allowed on their property. For example, landlords or property managers may have strict guidelines for making roof penetrations, or even require that you must utilize one of their vetted roofers.

The initial state of the space and the scope of your project will determine both the time range (from weeks to months) and the activities that will be required, such as demolitions, mechanical systems, plumbing, electrical power and lighting, framing, drywall, ceiling repair, paint, flooring and other finishes. After all of this is finished, the furniture, fixtures and equipment will be installed.

One last thing

Comparing the construction plans with the final results is important to guarantee everything is up to standard. Every detail that must be completed or corrected is added to a ‘punch list’ that the contractor should fix before the final payment. After all of this is done, the space is ready for you to occupy.
